THE NAME
palatium.
The word palatiumis Latin for “palace.” It derives from the Palatine Hill in Rome — the most prestigious address in the ancient world, where emperors built their grand residences. The hill became so synonymous with home-as-a-place-of-meaning that it gave us the word for palace in virtually every European language.
We chose this name because it captures the question we built the platform around: what does a place have to offer for someone to call it theirs? Architecture, proportion, light, neighborhood. The first question, not the last.

Listings come from Cyprus agencies and developers
Listings reach Palatium two ways. One is aggregation: what is publicly advertised by 47 agency and developer websites across the Republic of Cyprus, de-duplicated and normalised into one searchable marketplace. The other is direct entry: listings entered on Palatium directly by agencies and developers with an account here, checked by us before they are published. We do not create listings of our own.
The AI advisor works on that data
Search, area comparisons, mortgage affordability, transfer fees and VAT, and the seven stages of a purchase. Calculations are explained and sources are cited so you can check them.
Enquiries go to the listing's own agency
Only listings held by an agency or developer with an account on Palatium are searchable here, and the listing page names them. Where an agency is still completing its onboarding, the listing says so instead of showing a contact button. Once you are signed in, requesting details or booking a viewing goes straight to that agency. Aggregated listings also show when we last checked them at the source.
The transaction stays with licensed professionals
Palatium is a technology platform, not a licensed real estate agency. We do not buy, sell or rent property, and we do not give legal, tax or financial advice. Your purchase runs through the licensed agents, lawyers and banks you appoint.
