Paphos has spent years being framed as Cyprus' relaxed, affordable coastal corner - the district where a holiday home costs less than in Limassol. New first-half 2026 data says that framing is out of date. Paphos new houses now carry the highest median price of any district on the island, and the shift is worth understanding before you price a search there off an old assumption.

The numbers behind the shift
Between 1 January and 30 June 2026, Paphos recorded 497 new-build residential sales worth a combined EUR258.2 million, according to Landbank Analytics data reported by the Cyprus Mail. That works out to an average of EUR519,493 per sale, though one EUR13 million transaction pulled that average up.
The more telling figure is the median, which strips out that kind of outlier. Paphos houses had a median sale price of EUR570,000 in the period - the highest recorded across Cyprus, ahead of Nicosia, Limassol, Larnaca and Famagusta. Of the 497 new-build sales, 164 were houses and 333 were apartments, with apartments carrying a median of EUR302,500 - still a premium segment, just a different one.
A specialised market, not a mass one
The national picture makes the Paphos number stand out more. Across Cyprus, 83% of all property transactions in the same period were priced below EUR400,000. Paphos' EUR570,000 house median sits well outside that band, which points to a market that has become more specialised rather than simply more expensive across the board.
"Paphos maintains a strong position" in high-specification houses, Landbank Group CEO Andreas Christophorides said of the data - a description that matches what's showing up in the transaction numbers: fewer, larger, pricier deals rather than broad-based demand at every price point.
